My husband and I are selling a house in Terra Ceia, Florida (Gulf Coast). Anyone interested in that area?

It is located south of St. Petersburg and in fact, as you go south over the Skyway Bridge, at the top, look to your right and you will see a body of land...that is Terra Ceia Island. Twenty minutes from St. Pete and thirty from Tampa and Sarasota. Our home is a two story Key West style, two bedroom, two bathroom with a four-car garage under the main living area with ten foot ceilings. It is on a canal lot surrounded by 298' of water and is only three houses from the open bay. No bridges to contend with. Terra Ceia has a definite casual lifestyle, with neighbors riding golf carts, bicycles, jogging or roller blading. The name Terra Ceia translates to "Land Heavenly" and it truly is! Thank you for your response to my question, though we are not trying to save the cost of commission by selling without professional representation. Since the day my husband and I decided to sell our home, we have had it listed with a Realtor. My Realtor is doing a great job in marketing my home, but if I can try and get out there too and beat the bushes...why not? If anyone has any questions regarding my home, I will be glad to answer them and then will turn them over to my Realtor. As you know, the homeowner can answer questions more easily because they have owned and lived in the home. I have provided for you my Realtor's name and contact number. I realize that you want to save the cost of commission by selling without professional representation. If you can do it, great. However, most sellers will eventually list with a Realtor.

I would like to suggest that you talk with a Realtor and ask them prepare an estimate of seller's net proceeds. The fact is that the home a buyer purchases is first seen with a Realtor 90% of the time. So by selling your home in your current manner, you are excluding 90% of the buyers.

NAR surveys home sellers each year, and last year the survey showed that sellers that sell directly to a buyer sell to someone they know 5% of the time. 86% list with a Realtor. And 5% sell to someone they don't know. So you are effectively limiting yourself to a pool of just 5% of the buyers.

The same survey showed that homes sold by Realtors, compared to homes sold directly, sell for 16% more.

So just for your own piece of mind, talk with a Realtor.
