May move to TN this summer and may need to sell Ellenwood, GA home. Any suggestions to not lose money on sale?

Purchased home in 2004 for approximately $140K. 3 BR, 2 1/2 Baths, LR, DR, 2 stories, double car garage, large lot.

Get an appraisal, that will give you an unbiased opinion of value. Be realistic and try to divorce yourself of your personal opinions, when it goes on the market it's just another home. Make certain that it's as well presented and best priced it can be - the objective is to sell it.

I agree Curtis - if you think you're saving anything with discount agents then think again. I do appreciate them though, I list many homes that they fail to sell and once the sellers wise up they run from them. At a time when maximum exposure and maximum effort is required, they will hook you with nonsense then "option" you right to a full service fee. The only difference is that most of these agents lack the skills that you need to maximize your return. I love seeing a discount listing when working with buyers....we invariably spin them "round and 'round.....

In some instances here in Dallas area we offer buyers incentive or buyers agent incentive close by certain date receive $xx,xxx at closing. It works !

My advise is to get with a full-time Realtor that is producing in this market. To lesson the pain of selling in this market then you need to price your home to sell from day one. If you price it too high you will end up chasing the buyers and will have to reduce a lot to get the buyers back!

The best way is to make sure your home is ready to sell. You need to take a look at what is going on in the market for your area. You also need to make sure that it gets the maximum exposure possible.
In reference to the first answer; you get what you pay for. If you want cut rates that is the service you get. If you want full service that is what you pay to get. Make sure you read the fine print to see what the extra cost are that you will need to pay for.
