Rough public housing project right across the street, value is more like $275,000 at the high end, $250,000 is more like it.

The price is quite high for that complex (particularly for an estate sale), which is a co-op with a flip tax of ~25%, abuts a very busy road, is quite a hike from the subway and is across the street from a very large public housing complex. If the unit were fully renovated (mint condition) and on a high floor, you'd be getting lots of calls in the $325-350K range.

But over the past 2-3 years, several estate sale units in that complex have changed hands in the the neighborhood of $250K.

Bottom line: your price is too high. If you drop it by $45,000, you'll probably see a lot more interest.
