Is my view home in the best part of Victoria Woods in Riverside likely to generate interest early next year?

I guess I'm asking if homes in "exclusive", older areas like the upper end of Arroyo Dr. will stand a better chance of competing against all the homes in newer generic tract neighborhoods? I want to sell my unique, very desirable house, but I don't want to give it away. Are their still discerning buyers out there willing to pay a bit more for something special?

We have seen an uptick in the market since the start of 2011. There are more homes coming on the market, and buyers are out in force. A home in the Victoria Woods area will always generate interest, you are correct in assuming that it is one of the more exclusive areas of Riverside. The market today is still flooded with short sales, and foreclosures which are not always in good shape. If you have equity in your home and it has been well taken care of, it should sell. However, you should consult with a local real estate professional to determine the estimated value of your home in the current market. That is truly the best way to evaluate your next step.

Yes it will. There are many buyers in the area looking for "unique" homes in various areas of Riverside and Victoria Woods is one of them. Although you do compete against all homes from the perspective that there are many homes available...there is really no competition when it comes to well cared for and unique homes in some of Riverside's most desirable areas. Not that there are bidding wars over these homes but, a great home, that is priced correctly and in a desirable area of Riverside will sell in most any market. Great homes are still hard to find. Is your home one of those? I have seen quite a few in the past few months that the owners felt theirs was. Most of us do think this of our own homes. A great way to find out is to check out the other homes for sale and try to view them from a potential buyers perspective. Compare notes and see where yours stacks up against those. If yours stands tall above the rest...yes, buyers will pay a little more. In most cases it will still have to appraise for purchase price and you are limited, in most cases, by appraised value.
