Is it worth having an open house on a rainy day?

When you place an ad, you generally don't know exactly what the weather will be during the open house. If it's cloudy or barely raining, you'll probably have decent traffic and if it pours, no one will come in. Surprisingly, open house traffic can also be slow when you've had some days of fair to bad weather and then you have a beautiful day. Everyone gets busy in their yard or doing things with their family and you won't see so many at your open house.

I think that whenever you have an opportunity for move exposure, it's a good thing. The statistics on homes sold to people looking at an open house are pretty low, so you have to look at the opportunity costs involved. If you are selling By Owner, and you've got nothing better to do, then go for it. If you have a Realtor, then you should discuss with him/her a program that works for both of you. Your Realtor may not feel that holding an Open House is the best use of his/her time, but may offer other alternative solutions to getting your home sold. Personally, as a Realtor myself, I feel that Open Houses benefit me more than my sellers since it is an opportunity to meet more potential clients, but in a slower market like we are currently experiencing, every little bit of exposure helps.

There are many factors to consider when deciding to have an open is simply one of many, but not the most important. The purpose of an open house is to have as many potential buyers through the home in a short period of time. Without going into all of the pros and cons of even holding an open house from a seller's standpoint, I would say that one way to look at it is that if you do have an open house on a rainy day and folks actually brave the weather to come take a look it may mean that they're serious buyers. On the other hand it may mean that they're just really bored and want to see how the "other half" lives. Which is a good point to keep in mind....there are people who will visit an open house just out of plain curiosity. Your experienced Realtor should be able to share with you the pros or cons of holding your particular property open during the course of your marketing period.
