Built in 1960 as a custom home, no renovations BUT completely liveable and enjoyable! 3 bed, 1 3/4 bath, huge formal living, huge great room/dining room w/ birch paneling and AZ limestone full wall fireplace. Massive storage in good sized kitchen with all wood cabinets. Large oversized-double garage plus double carport and patio cover in back. Everything works and just rebuilding the retaining wall that fell during last monsoons. Great solid house and killer location that rarely becomes available!

I'm a local realtor and very experienced in that area. In fact I went to school with Josula Hyder! Her father gave that land to the city a long time ago. The Hyde park area has always been an exclusive
area. I also grew up in that area.I'm not surprised to hear that the home has not been renovated due to the quality of the homes built at that time.

I would love to come see it and do a free CMA for you to determine the correct value. It would take about 30 minutes or less to talk and view. You would not need to clean as I'm not looking at how clean things are but just looking at the walls and structure. I'd love to meet you.

I can send you the most recent sales in the neighborhood. To really isolate an estimate of value it is necessary to evaluate the condition and quality of construction.

I also have a buyer right now... they may not pay full value though. Just a thought.

This is the area I specialize in and I live right around the corner from the house. I am guessing it could go for around $130 to $160 per square foot depending on its condition. I would need to come and take a look to give you a more accurate estimate of sales price. I believe that if the home is priced correctly, it could sell quickly as this is a high demand area.
