Selling anyting is all about the number of people that are aware of the opportunity(visibility) and its desirability. If the home has appeal and an efficient marketing plan is put in place, the chance of selling your property are greatly increased.

Going the route of placing your home on the local MLS using discounted services is only the first step of what is usually a much more involved process. The choice is yours, but banking on only the visibility generated from the MLS could be a disappointing experience.

Using the services of a real estate professional may appear to cost more for the seller but it's a fact the homes sold via a RE professional: sell faster, sell for more money, and make the process an easier experience for the seller.

Before making your final decision, it may be beneficial to speak with a couple good local agents to find out what they can do for you.

If you're already paying a broker to list your property, why not have them market it as well? It's better to have someone who knows the ins and outs of the market and can best represent YOU as the potential buyer has someone who's working in their best interest.

A great Realtor is priceless! Not sure what "safe" means in this context. When you go FSBO, you still need to compensate a buyer's agent. That means you are paying for someone to represent the buyer and for them to get the best price for the property, to negotiate after the home inspection, etc. Wouldn't it make sense to pay a few extra percent to have someone fighting for your best interests? Someone who is an expert in real estate marketing that can expose your property to the most amount of buyers? You only get one shot to make a great impression with buyers. Choose wisely!

You may have good luck with that, or you might not. Statistics suggest that people who sell through the use of an agent typically do so at around 15% higher sales price than FSBO. I attribute that to the experience the agent brings in setting the price correctly and having the skills and experience to negotiate a final sale price. Based on that figure, even after you pay your agent 5-7%, you still walk away with 8-10% more money in your pocket at the end of the process. But, what's even more important than the money, you've had an agent taking care of all the details and many of the head-aches and stress-invoking minutia that go along with selling a home. Not sure what you mean by "safe" - most entry only listings are just that - they put you in MLS.

You have to show the property, do all the paperwork, negotiate the offer(s), obtain smoke and carbon certificates, get your own final water reading and most likely hire an Attorney to protect your best interests.

Let's not forget about all the networking/marking that goes on between Real Estate Agents, that the Seller doesn't even see.

A flat fee to list and what the realtor does for you depends on the company they work for. Some put in a small amount of effort such as just listing it in the MLS, while others put in a lot of effort in by not only listing in the MLS but also contacting all realtors in their network, telling homeowners in the area who may have friends who want to move in the neighborhood, and advertising to large companies in the area who may have employees transferring in from out of town.
