A finished basement is always a good investment, but I'm not sure if you are just speaking about finishing the basement, or finishing it with a kitchen/bath down there as well, making it an apartment..

Be careful when renting Basement apartments as they are not legal in NY & the fines can be huge. Check the C of O before you start your renovation. Good luck.

Not only are they illegal unless there are CO's and permits already in place, but if you have a listing and advertise finished basement (for family room purposes) and there is no CO for it, the homeowner may end up being contacted by the Town to obtain the proper permits. Towns do search listings that are for sale.

Remodeled kitchens and baths increase the value of your home. When it comes to a basement, be very careful that you check with town codes. A finished basement (family room) makes the home more appealing, but if you consider it living space, you will probably have to obtain a permit and your property taxes will probably increase due to the addition of living space.
