Good evening,

Many of the bigger real estate companies hare international and have access to many of the site that list home globally in addition to locally. As a RE/MAX agent, I can tell you that we have offices in 84 countries and when we place a listing in a local MLS, we have the benefit of that listing hitting all the global sites. Depending on the type of property you are looking to place for sale, you will want to interview several agents from some of the larger firms, as well as those that deal in relocations. alexa.com is a valuable resource to compare websites global rankings. remax.com has a global ranking of 11,036, but one of the biggest remax offices in cape coral on Del Prado their website's global ranking on alexa.com is 1,507,028 website is: http://www.swflhomestoday.com/ so you can compare yourself. Then there are some of the "little guys" out there that are websavy who have rankings below 500,000 globally...pretty solid websites, http://www.house-guy.com/ ... NOW, Trulia.com or Realtor.com where all "relevant" real estate data and listing are located have global alexa rankings of 810 and 820 respectively, but that is because the database for both of those providers covers the complete united states and not just southwest florida database, which is where you live and want to sell your house. Short story long, if you are not websavy, then you need to hire and agent who is. I am happy to be that agent if you so choose. Thank you

Ask yourself, if you are sitting in Mymar and thinking of buying a Cape Coral home, exactly what would that person type into their search engine address window?

1.They will visit certain sites when they are in the data gathering mode. They will not take action from these sites only gather information. These aggregate websites are fraught with error. These sites rip very limited data from RealtyTrac, Realtor.com and every other site that has a real estate category.

2. When the buyer have sufficient data, they will progress to sites offering reliable information. From here they define their goals and expectations. These websites have a clear accountability structure and present data of greater reliability.

3. At stage three the needs are defined and can be entered into searchable fields. This buyer will now search these stage three websites that offer updated and accurate data. It if from these websites the buyer will contact a real estate agent regarding a home for sale.

Hi, It's best to hire a real estate company that has international access. You will benefit from all of there marketing and also relocation depts. Realtor.com recently went international as well!

As stated previously there are a Few international Real Estate firms. Century 21 being the largest and most worldwide. I don't know if you have listed yet or if you are still in the interview process for a Realtor. I would love the opportunity to work up a Professional CMA on your property and do a listing presentation on your home. I also use Postlets and used it along with Century 21 Sunbelt's Website portals for my most recent listing, and that had TREMENDOUS response, .. (Showings the first day it was listed). This home is now in Contigent Status and is expected to be Pending before the day is out.

I am not sure if your property is already listed? But there are avenues for any agent to list internationally. A big agency is not necessary, only an agent who is familiar with the process.

I am assuming that you that you think that this will bring a buyer that will pay a higher price? I am not sure that that is necessary to bring a ready willing and able buyer. Any home that is priced at fair market value will engage interest, and a buyer. We have a market, and properties are selling. Particularly if they are priced competitively, and the home has good curb appeal, is well cared for. Those that look the best will often bring higher than market value just because they are well cared for.

It might not bring the price that you are hoping for, but if it is priced well, and looks in top condition, it should sell.

I am not wanting to discourage you in anyway from your mission! I am just adding in my thoughts to all of those already suggested.

Our multiple listing service does syndicate to several international sites and is entered on Proxio, which is basically an international multiple listing service. Any Realtor in the area can advertise your property to international buyers once it is on the market. If you do not want to deal with a Realtor you will have to figure out which sites are going to garner you the best web traffic and most likely pay for several of them to post listings there.

Many large or high end Real Estate companies do advertise internationally. For us in South Florida, international buyers and sellers are vital to our Real Estate market. For example, my companies advertises on over 500 websites, globally. Additionally, the "Board Of Realtors" advertises globally on our behalf. Therefore, listings get exposure all over the world.

Only those in big franchises claim you need to use a big franchise in order to sell your property.
Apple was an ant and days from bankruptcy compared to Microsoft, only 4 years later it's the second largest in the world next to Exxon.

Advertising your home internationally is not that easy. there is nothing like an international MLS or one international search engine available. you have to enter your home individually in several search engines in different countries in the individual language spoken there.

You might want to think about listing your home with one of the big franchises who operate internationally plus may be with an agent with CIPS Certification (Certified international property specialist). They have way more option than you would have as an individual.

Century 21 Sunbelt for example is an international company with offices all over the world - we have 10 different languages spoken in our office and 4 of our Agents (including myself) have the CIPS Designation.
