fhjohnson1, Home Seller in Plano, TX

I want to sell our house (75093 zip) as is and get the hell out. My wife insists that WE must make all kinds of updates first which means ME!!

Asked by fhjohnson1, Plano, TX Sat Apr 26, 2014

People are coming to my door asking us if we will sell...real estate agents are asking us to sell and I want out. I am sick of the city as all these people from out of state flood our county and streets. The traffic is unbearable and I cannot take much more. How much $$ can we get for our home? Will it make any difference if we do all sorts of updates that the new owner will probably change anyway?

My Goodness! You must be in a high demand neighborhood.
A home with beautiful and expensive upgrades will sell for more then a home without any of those, however, you can still sell and quickly if you are willing to drop the price to reflect the condition of the home.
In other words, Yes! you can sell your home in it's present condition...no problem!

Do not let investors knock on your door

if you want to sell consult a good agent on your area

do not do many upgrades ,Buyers even if they like they will not pay for what you spent

keep it clean , organized and you will sell it fast

Let me know if I can help

You may be able to sell as is.....no repairs....no updates.
You may sell faster and for more money with the updates.
Make your yard looks sharp....kitchens and bathrooms are key.

Where are you going to move with less people?

In this market you will probably be able to sell your house without doing a lot of upgrading. FireBoss Realty will provide a professional staging consultant to advise you on things you can do to make your home the most appealing to the most buyers and then let you decide what changes you would like to make. Sometimes just rearranging some furniture to clear walk ways and draw the eye to certain features or amenities of the home can work wonders.

We would love to see your home and provide a Comparative Market Analysis (CMA) for you. Amie and I are both Broker Price Opinion Resources and can give you a very close estimate of what your home should bring in today's market. It is a SELLER'S MARKET and with a market this HOT you need a firefighter by your side...

By combining staging, the right pricing and the FireBoss Realty marketing campaign that will put your property in front of 5,000 to 10,000 people in the first 48 - 72 hours, we haven't had a listing stay on the market for more than three weeks all this year.

We work all of Northeast DFW so please let us know if we can help you in any way!

Your zip code is in high demand, and I truly understand what you are saying. There are always 2 prices for a home: no updates and updated. In this market you might be just as well off not to update as, factor in what updates are needed, and will it net you a profit over and above what you invest? I can assist you with all of that, having 23 years experience and have worked with clients many times facing this exact dilemma! Give me a call or email you will be glad you did. http://Www.sharoncrouch.com!

fhjohnson,
Without seeing the home we can't say. In general if the house is clean, de-cluttered and cosmetically appealing you'll get more than as a fixer. Doing major projects will often not return what they cost, so it's likely somewhere between doing nothing and doing everything is a happy medium.
If you were in my market, my wife and I would tour your home and go over what to change and what to leave that would provide you the greatest return on your money.
I'm sure there are agents in your area that may offer similar services, so find a great local agent and see what they suggest.
