I suggest you speak to 2-3 agents and depending on how they respond, make your choice based on how comfortable you are dealing with the agent who has your interest at heart, not the commission.

In full discloosure, I am not a Realtor who does busniess in your selling area or who seeks your input to "refer" business.. Having said that I would highly recommend that you interview a minmum of (3) three Realtors from different companies in an effort to determine what is in your best interests in these most challenging ecomic times (i.e., rent or sell at this time).

Hi Francesca, what should I be asking these realtors? How do I assess whether to rent or sell at this time? If I were to sell my home, I would make a minimal profit (less than 5K based on comps); however, if I were to rent my home I would be able to cover my monthly carrying costs and make an extra $200 per month. What are the pros/cons? Any recommendations or suggestions?

As Peter said below, you should sell a one family home vacant. Most people are interested in buying a one family home to live in it, however if your not in a rush to sell, you can consider a lease to buy option.

its quite possible to list your home in both catagories and state "this home is also for rent" and vice versa. But you have to realise once it is rented it makes it more difficult to sell as, in the case of a single family house, nearly all the potential buyers want to buy for their own occupancy and are unwilling to wait until a lease ends or to try to evict a tennant.
Probably the better bet is to list the house for sale at an aggressive price and see what happens. If there is no activity in, say 3 months, then by all means try to rent it out.
Also if you have no experience of being a landlord then you may find yourself "biting off more than you can chew."
Do not try to FSBO the house but engage an aggressive agent who will market the house. We are still seeing quite a few sales where the house is well priced and in good shape. Mortgage interest rates are so low that this is driving people to buy even though the tax incentive is over
