Best way to determine a reasonable and achievable asking price is to have an agent come out and look at your house. I also like to take sellers on a short tour of homes that are comparable so the seller can see first hand what their competition is at a given price point. After the tour then the seller and I sit down and go over the comparables, which includes active, pending, sold & expired listings. It is at this point that we should be able to come up with a number that is attainable along with a marketing agenda.

I suggest that you interview at least 3 top agents in your area of North Port and hear each of them out. Based on the level of comfort and expectations you have. A local Realtor will provide you with all the knowledge and guidance you need in order to sell. Price above location is what will sell a property in this market.

Don't be discouraged- it could take 3-9 months of ACTIVE marketing before you get an acceptable offer. It may open more opportunities if you offer a lease-option or seller financing!
