I'm 1 owner in a 2 unit condo that was converted into a condo when we purchased in 2006. Now that I"m selling, where can I find the condo

Asked by Belmont Owner, Belmont, MA Tue Mar 9, 2010

bylaws? I found the master deed, just don't know anything about the condo association bylaws, as the other unit owner and I just kind of did things on our own. Would appreciate any help! And, how do I fill out a 6d certificate?

In a 2 unit building they probably only have the Master Deed. Go to Masslandrecords.com and you can look it up by the address.

Use this link to get to the South Middlesex Registry of Deeds. http://www.masslandrecords.com/malr/index.htm You should be able to search your address to find the Declaration of Trust -- The bylaws should be incorporated in this document. The exact book and page for this should also be referenced on your deed. I hope this helps.--Mike

The other set of documents is the Declaration of Trust. That should be found at the registry of deeds. The 6d needs to be filled out by the president of the Association and a notary, I believe. There may not be any rules and regs. Most of the conversions with which I was involved, left the bylaws and rules and regs to be created by the new owners, with a few guidlines spelled out in the Deed.
Whatever is on record is what rules the condominium, as I understand it. You should get an attorney, if you need further assistance. I can recommend one in Belmont if you are interested.
