You want to make it easy to show.
You want great pictures.
You want to share all the details you can....schools, area fun, area golf, transportation options, lake options.
You want to stage it so that everything looks right for today's buyer.
You want to keep the yard in tip top shape this time of year for awesome drive up appeal.
I would also suggest getting it inspected and fixing any of the inspection issues up front.

I have seen numerous answers regarding social media as a way to market your property. That is one approach to take, but with a 2 million dollar home, 2 million dollar buyers will not be looking on social media sites with a true intention to purchase. True, social media has it's advantages, just not what it takes to attracted ready, willing, buyers. You will need a professional Realtor that knows how to market to such clients.

If a $2mil home in your area is a common/average price then you probably have a good selection of agents that can handle your listing/sale. If it is considered a luxury property make sure they know how to sell a $2mil property. Good luck!
