The responses that I have received to my inquiry has far exceeded my expectations. I am now in the process of making a short sale and have engaged a broker to assist me with the short sale process.

This home will be of interest to a real estate investor. The value of this home goes beyond the physical structure. It is a 1875 sq ft house located in an excellent community . The house is near a beautiful golf course and the hike and bike trails of South Mountain. The house is located near Pecos Road which provides quick access to the major highway and also quick and convenient access to loop 202 . This house , being on the south side of south mountain offers a peaceful and quiet community with excellent sidewalks to take an evening stroll.

Let's say I sell my house for 150,000 - but still owe 160,000. Do I have to pay that 10,000 right away? Can I roll it into my next mortgage? Would any real estate agent can help me out to cover up the price of difference between selling price and buying price of the house.Is it right time to sell it.

Interview at least 3-5 realtors before you make a decision. Ask for copies of past listings to see how those agents market their properties - from how they write their descriptions to the quality of the photographs. First impressions are incredibly important. You don't want an agent who can't spell or put together a complete sentence. You also don't want an agent who doesn't know how to set proper exposure on their camera or (god forbid) shoot with a smartphone.

I would suggest you make sure the home is in showing condition and you put the home on the market as soon as possible. The inventory in the Phoenix area is low so it would be a good time to put he home on the market.

I'm going to build off of Debbie's response as she really was the only one that talked about identifying the agent you should work with. I don't work in Awatukee, I'm just wanting to help you identify the correct agent. You should focus on past performance. I will argue on the Full Time question as I've seen a number of "Part Time" agent that run circles around Full TIme agents. I would ask home many deals they closed last year (which sides buyer or seller), what their sales numbers were. How do they market your home. Next I would focus on how are they going to communicate with you since you are out of state, you want a communication plan (how often will you hear from them). Next how will they handle signing documents with you (are they going to expect you to fax or do they have electronic signature service that you can use). I also want to point out, you as the client, sets the price for your home with advise from your agent, they should provide you with data/information to help you make an informed decision. Good luck!

Good Morning Mr. Garcia,

There are several questions you need to ask yourself when selling your home. The biggest decision you will make, after hiring an agent, is price. You mentioned your home has been a rental for several years. What is the condition of your home? Typically, long-term rentals have deferred maintenance, need updating, and general repair. Are these issues you want to handle yourself, or do you want to sell your home to an investor, and let them handle it?

Marketing is important, but what you need to realize, is most brokerage's, have similar marketing tools i.e. access to Zip,, Trulia, etc., and when listing your home on the MLS, you will be in front of all buyers looking in your area and price range, that are working with an agent.

Trusting the agent you work with is key, communication between yourself and your agent is vital, and having a plan is a necessity.
