There are several questions you need to ask yourself when selling your home. The biggest decision you will make, after hiring an agent, is price. You mentioned your home has been a rental for several years. What is the condition of your home? Typically, long-term rentals have deferred maintenance, need updating, and general repair. Are these issues you want to handle yourself, or do you want to sell your home to an investor, and let them handle it?
Marketing is important, but what you need to realize, is most brokerage's, have similar marketing tools i.e. access to Zip, Realtor.com, Trulia, etc., and when listing your home on the MLS, you will be in front of all buyers looking in your area and price range, that are working with an agent.
Trusting the agent you work with is key, communication between yourself and your agent is vital, and having a plan is a necessity.
