I am selling my home in Louisiana. A rumor is circulating that the home has a ghost.

No person has ever died here. I have lived here for 10 years, and this is simply not true. But recently I received a letter from an artist who had painted a picture of my home and shown it in a show entitled "Haunted Houses of (our city.) Do I have to disclose this to a buyer?

Louisiana real estate law does not require disclosing whether someone died in the home nor do you need to disclose "ghosts." Keep in mind that not all art is a reflection of reality.
Interesting that the artist contacted you after the fact. Was he/she trying to sell the artwork to you?. If the piece is really good I'd even consider using it in the promotion of the house.

Katherine makes an exceptional point.
This additional back story regarding the home will exponentially make your home more valuable. Not only will you have the art, you will have the history of the artist, all making your homes value escalate.

When folks buy a home, the always envison themselves giving a tour to those important to them. Would they not be excited to introduce their freinds to their home that has history. Even a suggestion of a ghost establishes a theme for all future gatherings.

For those with ears that hear and eyes that see.

it has been my experience, most folks with ghost problems, bring their ghosts with them.
We should always choose kindness 'cause when the ghost of Christmas Past shows up, we just might not like it.

Do you have to disclose? Others of authority have answered.
You do have some collateral to run with. Rather than worry about disclosure I would buy a really, really, really big sign.

No answer here, but I will say that I was buying a condo in Shreveport, LA and when looking over my paperwork there was a box that said "Haunted __ Yes __ NO. I laughed at this and asked my realtor about it and she told me that by Law they had to answer this???? Of course NO was checked so I never thought anything else about it.

Can the ghost cook and clean?

If you can prove that the actions of the artist, by painting your private property without your permission, caused financial harm,

you can sue for damages

Ian is right. Might be a selling point,even if untrue. look at the "haunted" B&B's like The Myrtles. You have to book about 2 yrs. in advance to stay there on Halloween.

Wait...you mean there are houses in New Orleans without ghosts? Some people make claims to get higher rent in the Quarter, but they have lots of competition.

There is no place on the disclosure about ghosts and goblins....don't worry about that heresay.

Unless this is a scientifically documented and able to be proven beyond a shadow of doubt I wouldn't give it any further consideration.

However, you may want to speak with an attorney about implications caused by this misinformation.
