Large lot, 2 1/2 car garage, NOTHING similar in area. How can a comp be done since there aren't any close by? Also, I need to know of websites that assist sellers in selling-again-NEED to sell NOW!

I don't mean to sound rude, but most of the people selling now are people that "NEED to sell NOW." I work with a lot of military that are being stationed elsewhere and HAVE to sell and if they don't, they STILL have to move no matter what.

Literally, the best thing you can do to get it sold FAST is price it well to BEGIN with! Dont price it at a higher amount just to see what reaction you get and then lower it. You can not let your emotions get to you and by that I mean "I think my house is worth more, the house down the street doesnt have this, doesnt have that, etc" If you do not have equity in the home, and you still need to get it sold fast, you may need to come to the realization that you will need to bring money to closing.

Offer closing costs, home warranty, agent bonus, landscape incentive, paint allowance, etc. Buyers right now need/want to come out of pocket with as little as possible.

If you need to sell NOW and want the maximum exposure the best way to go is to place your property on the local MLS. You need to contact a local Realtor with this and they would be able to provide comps as they have access to sold properties in your area.

As far as sites that help sellers, there are several ways to go about it. Of course there are the forsalebyowner.com, buyowner.com, owners.com, craigslist, etc. I personally think if the goal is to sell it fast you should put it in the hands of a competent REALTOR who at minimum should put it on the Greater Louisville MLS and realtor.com. You may consider an online auction of the property that the agent can set up for you and include that in the notes to other agents. Just some thoughts. As for the value and asking price...

Without seeing your property, it is extremely difficult to give you an opinion of value. Without more details it is near impossible. However, I saw that your tag says Home Selling in 40215, so I did an MLS search for homes in that zip for properties that have a 2-3 car garage. As I did not have # of bedrooms and bathrooms, lot size, etc. I could not enter them. Having said all that, this is not much of a comp, but it will give you some idea as to the price range in your zip for properties with a similar garage. Of the 84 properties, 27 are active, 57 were sold. Click the web reference link to see all 84. You could pick the ones nearby or with similar square footage or characteristics to use as your personal "comps." The reason for the need to sell ASAP would be helpful as well.

Active properties ranged from $36,900 to $129,900
Sold properties ranged from $24,000 to $143,000 (since 1/1/2008)

Sounds like a beautiful home -- and the best way to get it seen and sold is on the MLS. We've sold houses FSBO, but wouldn't attempt it in this market. Get a fantastic realtor that will do great marketing. Listen to your realtor about pricing -- this is your dream home - but is only worth what what the market will bear. In real estate Price is King and Staging is Queen. If your realtor doesn't provide a staging consultation, hire a stager yourself - it is a few hundred $$ well spent. They understand the psychology of the sale and will give you the advantage you need.
Price will get them in, staging brings in the offers. Good luck!

Comps: 1) You could go to the Jefferson County PVA website and look for properties similar to yours that have sold recently. 2) Look for properties for sale in your area that are similar. 3) Realtors provide a CMA (Comparative Market Analysis) that factors in solds/active properties in an area by computerized analysis. 4) Get an appraisal done by a professional appraiser.

Need to sell now: 1) I have investors that will buy and close on your home next week IF IT IS A DEAL. 2) Aggressive pricing. 3) Are you packed and ready to move? 4) Is your house in ready to show status? 5) Do you have all the paperwork needed to sell filled out? 6) Do you have pictures and description of your house for advertising done?

Websites: Craiglist, Trulia, Zillow, Yahoo, Facebook, Oodle, Yast, Military.com, Backpage, Kijiji, Courier-Journal.com, Youtube, FSBO, AOL, Forsalebyowner.com, Owner.com (they say that 80% of homes are sold via the MLS), FSBO.com, Homebyowner.com.

Just Google "for sale by owner" real estate, there are lots to choose from. These all charge a fee to list your property on some websites, give you some pictures (that you take), a sign and other stuff. YOU STILL DO ALL THE WORK.
