The are a number of factors that lead to determining the closing costs on a property you are selling. Broker fees (if any), transfer taxes, back property taxes (if any), liens or judgments (if any) can all play a factor, as does settlement date.
I will go on the assumption that you have not hired a Realtor to represent you in this endeavor, since we are required to provide you with a estimate of closing costs (known commonly as a Seller Net Sheet) when signing a listing contract.
