I am looking for the agent who has the best sales record. How do I find out who that person is?

I don't know of any websites, etc. that will tell you this information. Realtors can access sales records through local MLS statistics. The best thing to do is interview several realtors and compare their sales records if that is the most important thing to you. It sounds as if you want to sell something quickly so you might want to ask about how an agent will advertise your property - real estate book, newspaper, internet, flyers, etc. and how they will price your home. In this buyer's market (for most areas), pricing and advertising are key. If an agent knows the market, listens to your needs, communicates well, and has a good plan to market your home then they will do a good job for you regardless of sales record.

Probably the best thing is to ask friends and family who they have had success with in selling houses, find out if the Realtor specializes in your neighborhood or market. And if they are Full-time agents. If they have sold property recently in your area, then they would be able to assist you the best because the are familiar and wise about the area. Or ask for some references from previous clients they have helped.

Assuming you want to ID this agent for purposes of giving them some business, may I suggest a better question? Choose someone who is full time and has access to a marketing plan and strategy that will bring you the most buyers, if you are selling. Someone can sell a lot of houses if they are priced low enough, bring multiple offers if priced low enough, but the best price will come with highest possible number of people seeing the property, either in person or on-line and eventually both. Best sales record could mean number of transactions not necessarily at the best price for seller.

Why? You should be looking for an agent that absolutely understands your wants needs and motivation and is someone you will trust to negotiate your best deal whether buying or selling. Do you buy everything you need at Walmart?
