There are 4 things that go into selling each home.
1. Price
2. Condition
3. Location
4. Marketing

Price depends on the market, your location, and the condition of your property. Shop the competition to help you determine if you are over or under the current market. Price is more than taking the average of comps and multiplying it by your square footage. Use a pro to help you figure the right price to sell.

Condition is critical to marketing and selling a home. If it isn't ready for a new owner to move in...paint, flooring, updated kitchen and bathrooms, you will generally need to discount your price for both the cost of these updates plus an additional "hassle factor" that is now displaced to the potential buyer. Condition will have an impact on the possiblity of a quick sale.

Location- you can't change it...but should take this into account when selling. Is your property on a busy street or intersection? Is it in a cul de sac or tucked away on a premium lot? Location will directly impact your price and how quicky you can sell in a crowded market.

Marketing- your real estate agent is the 4th component of selling your home. Hire a pro who has a proven and verifiable track record for getting the job done. Ask for samples of their marketing, a written marketing plan, and verify referrals for them before you hire your new agent.

No secret here. Price it well below the current market price, fix any objections before they become objections and spiff it up so it looks good from the street.

Price right from the start or correct quickly if you miss the mark. Then expose explosively with the assistance of an agent that is an online marketing pro. Do that and you will sell as quickly as the market will bear and for the best price it will offer you.

A lot of great comments so far, just remember that if you have to sell fast...it is going to cost you time and money. So be prepared to get the house in perfect condition (as Tim mentioned), have it pre-inspected, fix any problems, spruce up the curb appeal and interior entrance, price it competitive to other properties, and make sure that your agent take amazing photos of the property. find active and sold comps beyond your subdivision and zipcode. Few buyers nowadays gotta live in one area and look for value in adjacent zipcodes for comparable price range home. If your house is in the 350-400k range, many more desirable zipcodes might touch the high end of that range for entry level home. Or a less "popular" zipcode might have the 3 car garage on a half acre for the low end of your range. This means being the best deal out there by any independent person. Do you want to be the next house to sell or the fifth, when less than one house a month is selling and two new houses come on the market? Its about market absorption rates.

In order to move a property quickly, you need to price it well. Right at market value or slightly below. It needs to be in pristine condition. Perhaps offering a one year home warranty for the buyer is a plus.

Price your home using recent sold compairable properties only. Buyers shop similar homes and then buy the home that offers the most value.

Work with an agent; make sure you are competitively priced; have marketing that maximizes your exposure; make sure the property shows well at all times, is neat, sparkling clean, clutter free, fresh paint if necessary, remove/replace any old carpeting, remove/rearrange any bulky etc., don't forget the exterior for curb appeal; make sure the property is easily accessible at all times for all showings....

The key to a quick sale is price. it should be just under current market value and you should deduct for any repairs needed.

Hi Jan, first, good luck. Then...
Mow the lawn, get some seasonal flowers in the flower beds. Clean the home and get rid of small furniture and clutter. Paint with neutral colors, fresh cut flowers in vases here and there...bread machine or cookies baking during open houses....
