How much for a pool?

How much does an appraiser give for an in ground pool that is vinyl on a .33 acre lot that is in good condition and has a new 10K paver decking installed last year. Located in south charlotte in a neighborhood that has homes in the low $300's.

An appraiser would have to answer that question. What assessed value has the tax office established for the pool? Lot size, home location and values of comparable homes should not affect pool value. Pavement is usually valued separately. My guess is that the depreciated as-is value is going to be significantly less than the initial installation cost and much lower than you would expect. I'd call an appraiser and ask how much value they'd assign to a vinyl lined pool and give the pool dimensions. If you appreciate an answer, please give thumbs up. Pools are subject to individual taste and whether they add value and how much value they add depends on a lot of factors ranging from the neighborhood to the type of pool you have.

For any Realtor to give you an estimate as to the value would be pure speculation; the only one that can truly tell you whether the pool has value and the amount fo value it adds tot he house is a liscenced appraiser...

Pools are a funny thing. Depending on what type of neighborhood you are in, a pool's appraisal value will vary wildly. For example, if you are in a neighborhood where a pool is an expected amenity, the pool will add value pursuant to it's construction and quality. However, if you are in a neighborhood where pools are an exception, your pool may bring you no value at all. Pools are considered "attractive nuisances" in that there is inherent liability to owing a pool. Also, not all buyers are interested in a home with a pool, so, again, unless you are in a neighborhood where buyers would expect a pool, a pool may not add any significant value to your home's total value. Your best bet is to talk to a licensed real estate appraiser regarding your specific situation.

You didn't include the size but you say it is a vinyl liner pool which is less than gunite. Fence? You are in the $15-22,000 range.
