County Transfer tax is computed by $1.10 for every $1000 of sale price. Thats how you reach $770. In Santa Clara County Seller pays County Transfer Taxes, title insurance, and escrow fees.

Escrow fee and title insurance will vary by title company, but $950 for the escrow fee is a safe estimate. Also about $2100 for the title insurance policy.

The lender's policy is generally paid for by the buyer in Santa Clara County.

Typically I suggest a seller consider about .65 percent of the sale amount of the home for non recurring closing costs excluding realtor fees. This would include title fees, county transfer, plus potentially a portion of the property tax pro-rated through close of escrow.

An escrow officer at any title company here locally will put together a "net sheet" free of charge with line items that also typically include document transfer fees; recording fees; notary fees; and the environmental report required in the state of California for home sales. I like Dayna Santos at Chicago Title and Renee Lo at North American Title, both in Campbell.
