How long should it take to sell me Alger Heights house?

I am looking to sell my house in Grand Rapids located in the Alger Heights neighborhood. How long does it usually take to sell homes in this neighborhood?

Usual, despite the average of comps, is a scary word. I have seen some well priced homes in Alger disappear after one week. However, I know of a great home on Blaine that has been on the market for 2 years. I have shown it 6 times, it is a great home, but nobody is biting.

A lot of factors are involved in this. Is the market doing well? Meaning, are houses selling fairly quick in your area. Also, is the listing agent you chose willing to market your home? Is your house priced to sell? If all of these answers were yes, then I believe your house should sell quick.

That depends on how you price your home and how much positive attention your listing gets. I would try selling your home at an attractive price as well as making sure it looks as good when showing. All you need is one good buyer.

I thought I would give you the numbers from the last 6 months

Sold- 57
Average price per/sq feet sold- $81
Average days on market for solds - 79
Current for Sale- 79
Average days on market for current homes for sale- 112

Hi Roger - I just listed a 3 bedroom 1/2 bath all brick home in Alger heights for $115,000. Home has 1776 sq ft finished, livingroom with fireplace and room for expansion in the basement for a family room and more. Home is in great shape and will probably sell fast due to proper pricing. Hey Roger-

There are three key things to remember in selling your home in Alger Heights. Price, Condition and Marketing. You need all of them to be working smoothly sell a home in the current Alger Heights Market. Some homes are sell in 10 days others it takes 200 plus. But if it takes that long one of the three factors was not working right.

I sell quite a bit of Real Estate in Alger Heights (and am a resident here :-)). The average sale time is about 90 days but I expect this to increase somewhat the next 8 weeks with fewer buyers during the holidays.

What are some of the most desirable characteristics in Alger Heights? 3-4 bedroom, and 1.5+ baths are the most desirable in Alger Heights... 1 stall garage is common, but 2 stall makes the home even more marketable.
