Kim,
Talk to a local real estate professional. They are usually open to giving sellers ideas on how to market their home for FREE because if you are not successful, you may need their services in the future.

Joanne is right - it is so important to get on-line exposure so that as many potential buyers as possible view your property. Most buyers search on-line months before they start looking at homes with an agent. When you show your home on the internet, be sure to include LOTS of photos and a virtual tour. Surveys tell us that most buyers want to see more pictures - make sure they are attractive and hi-lite the best features of your home. There are additional sites like fsbo.com and forsalebyowner.com that give you help with this if you really do want to take it on yourself.
You need to price your home appropriately to your local market (to avoid a low appraisal sinking your deal, or underpricing your property) and please consider your personal safety when showing your home to strangers - you will want to pre-qualify them over the phone.

You need to get your home on the internet! List it with Trulia.com, Zillow, com. The other large site is realtor.com but they will not accept For Sale By Owner Listings. Hold Open Houses and give them lots of ads in the newspaper.
Be prepared- selling your home is a LOT of work.
