How do you determine the value of a townhome when no other units in the complex are up for sale?

A realtor or an appraiser doing an appraisal would focus on the complex you are in, but also some outside the complex of similar characteristics. In other words, they would try to find a similar quality complex and units in the same town and then adjust for pluses and minuses. I hope this helps

Have any units "sold" in the last 6 - 12 months? Not just currently active, but either under agreement or sold will help determine as well. Good Luck!

Your buyers agent can pull all other town house sales in the area to calculate current market value. There should be other comp's outside of the building complex.
