Make the land look as pretty as you can afford. Landscape around especially in the front of the home with some raised beds, some shrubs such as pittosporum or Indian Hawthorne in groups of three, in a triangle. Then spend a few dollars to have at least one tall plant/tree such as a 6' Crepe Myrtle at one end of the home, preferably close to the entrance, (4' minimum from the house). This one tree will be a focal point to help attract people and give the man home a more livable, permanent feel to a prospective buyer.

Get yourself a Realtor in Breaux Bridge who can best sell your home. Also make sure that Realtor understands what is selling in the area and for how much...and most importantly who can finance your home...age with a manufactured home is a MAJOR deal.

Our advice is to initially focus on the home's "curb appeal." If people like what they see from their car they will pursue their interests. Be sure paint is fresh, yard is mowed and trimmed, the home is enhanced by fresh blooming plants & flowers, extraneous items have been removed, driveway freshly painted or sealed, it has a welcoming feeling, etc. etc.

Good luck,
