Just to give you an example of an unincorporated lot in Lombard: This lot sold in May of 2006 for 144,000, it was 200 X 137 and it was off of Swift Rd. Well and septic. As Christina says there are lots of variables to consider such as access to public utilities but since you stated unincorporated it's likely to be similar. One question this brings up is if you are planning to build there is a minimum size needed for a septic field so if you are not hooking up check with the village and make certain you have enough land for the house, setbacks & septic field combined.

The answers you have received are mostly true. I am a local Realtor in Lombard, my office have been helping home owners sell homes in the area since 1928. I have sold quite a few homes in the unincorporated areas of Lombard (their are a few). I would be happy to forward a list of homes which have sold in that area so that you can get a good idea of what a lot could sell for in todays market. You indicated in your question that it is a lot you wish to sell, I assume there is no home on the lot? This does make a difference. Hello! In order to find out what a lot 100x135 sells for in unincorporated Lombard, you should contact a local realtor familiar with the area. He or she should do an Area Market Survey and a Comparative Market Survey in order to see what has sold similar to your property as well as what your current active competition is. Some key elements to consider in pricing is: your time frame to sell, what is the lot zoned for, what new construction is occurring in the area that will impact the lot's value, are there any restrictions or issues with the lot and other items that will impact the value. If you own the lot, then I would recommend having a CMA (Comparative Market Analysis) done by an expert Realtor in the area. This will show you what's currently on the market, expired and sold.

If you're buying, I would also recommend a CMA done to determine a good offer price.
