Hello J Walton. Land is very unique to price. There are many factors to consider including if the property if flat, how much excavation needs to be done, can the land support a well/septic along with set-back restrictions on building due to wetlands, ponds and others. If you wish to search some properties on my website, feel free to go there and sign up to be a VIP buyer http://(www.agentjustin.com). You can also have the NEWEST listings emailed directly to you the moment they come on the market. I wish you the best of luck.

Consult a local agent. Long Valley is within the designated Highlands area. There are different levels of restrictions on undeveloped land within the Highlands. There are interactive maps on the NJDEP site.

Builders genuinely value land at 30-40% of the the home value they could put on it.
