How are homes selling in the West Side of Danville Ca selling?

The Westside of Danville is unique and still has that rural feel while feeling upscale. It has always been a good sell and the area has a sense of privacy and an estate feel. It has always been my favorite due to the mature landscape.

Kind of an old question, but I though it would be interesting to revisit... I was looking most of last year until it became clear that the market was in too much turmoil. Of the houses I looked at (which was most of the 4BR place under $1.5M - something like 30 westside Danville homes), they averaged 6% off list price. Only the houses in very good condition and nicely staged had their list prices hold. Houses that needed work - well 8 houses that we looked at had price cuts of $100k or more. A few of those were cut more than $200k. Some realtors and/or sellers were less than forthright about how long their listings were on the market. If you just looked at, you might have though listings were new or selling prices were closer to list than they actually were if you had kept track of all the listing numbers that were burned through. And finally, several houses just didn't sell at all and were pulled from the market.

It will be interesting to see how this year unfolds.

Westside has the charm, location and lot size. It has always drawn buyers so has kept home prices higher-the old supply and demand trick. Many properties are pulling in multiple offers and have been for several months.

Homes located on the west side of Danville are still in higher demand. However, expecially when they are priced under $1.400,000. The homes that are selling fast are in the price range of $1,090,000. The reason for much of the slow down in higher priced homes is because of the inventory of lower priced homes in the total Danville area.

The westside of Danville still commands high prices per sq. ft. However, the homes priced over $1.1M are sitting for awhile. There have been some homes that have sold fairly quickly and they have been priced less than $ 1,050,000. I believe that one of the main reasons for this slow down is the availabilty of relatively low priced homes in East Danville and San Ramon. These two areas have seem significant reductions in home prices over the last 2 years and are now selling at a good pace.

To some the westside is more desirable. To give you an example: We just listed and sold a home over on Camino Amigo. It was a complete fixer and "as-is" sale and we got numerous offers all over asking. As with any area, if the property is listed correctly, it will sell.

It appears that the home on the west side of Danville (difined as west of I-680, I presume) are doing quite well. I found 31 single-family homes that have sold since 3/1/2007. After removing a few outliers (homes above $3m and below $700k), here is the data:

Average DOM: 24
Average List $/SqFt: 525
Average LP: 1,229,864
Average SP: 1,206,467
Average SqFt: 2395
Average BR: 3.85
Average Bth: 2.39
Average YrBlt: 1969
Average Lot SqFt: 27,251

The median sales price was $1,210,000

It looks like homes were selling at 1.9% below asking on average. At an average of 24 days on the market, it appears that Danville homes are still selling at a rapid clip. The west side of Danville continues to be one of the better markets in the area - the higher up the hill, the better. You can request a free 14 page market details report using the link below.

The local MLS stats on our site show inventory building and sales dropping which is typical as we get further into the summer. Today at the local Realtors Marketing Association meeting there were only half a dozen new listings compared with about three time that many last week. We update the MLS stats on Friday, we'll see if pending sales increased this week.

Move up buyers have the strongest negotiating power in this market.
