Housing market Split Houses for North Edison (08820)

How is the housing market for the 4bed/2.5bath split house in North Edison (08820)? Any tips for the potential seller are appreciated.

Many new homes being built on Park Avenue at 08820. The real estate agents and builders are in cahoots and should not be trusted. I suggest you sell on your own and start at around $600K.

To be precise, Market is excellent in North Edison.
As long as the price is right along the comps, it should have no problem selling quickly.
We are seeing multiple offers situations on these properties and an average 60 days on the market.

As long as the house is priced correctly and the house is well maintained, we are seeing multiple offers in North Edison. Also, believe it or not, Facing of the Main door is also playing an important role now-a-days. North and East Facing homes are selling quicker.

That is BS....facing south is just a cheap trick to lowball the price...many Indians buying on Park Avenue facing South and building a side entry facing east or west. Just a matter a time before Indian investors and other minorities cave in and start bidding wars. The local public school in 08820 is the best in the state. 40% if the kids are illegal non-residents and investigators are cracking down.....relatives and friends who let these kids use their 08820 address to get into the school will be fined and the kids thrown out. More reason why values in 08820 will go thru the ceiling. I have been getting many calls from Russians looking to buy and or live in 08820.

Just a little data for you specifically for 4 bedroom split level homes in North Edison:

- Currently there are 7 on the market with an average list price of $472k

- 4 homes have sold in 2013 with an average list price of $459k, an average sale price of $422k, and an average of 65 days on the market

- The average sale price for 4 bedroom split levels in North Edison was $475k in 2011 and $453k in 2012. The average sale price has definitely dropped this year however 4 homes is a very small sample size.

This obviously does not take anything into account regarding the condition of your home, the location in North Edison, the lot size, etc. In general in 2013, homes in North Edison are selling quicker and for higher prices especially when multiple offer situations occur.

The Housing market in North Edison is really good. If the house is priced right & marketed well , we are seeing multiple offers within days of the listing. Staging is also an important part while showing the property to the potential buyers. Let me know if you have any specific questions.
