House with a Guest House

Hi,
When selling a 3 bed / 2 bath house with a 1 bed / 1 bath guest house. Do you list it as a 3 bed / 2 bath house, a 3 bed / 3 bath , or 4 bed / 3 bath on the MLS ?

There is a place in the MLS entry to put the information as combined square footage. You would enter the total # of bedrooms and baths in the listing, and it should also be explained in the marketing remarks. I am assuming you have an agent to list it in the Tucson MLS for you? If not, please give me a call, and I will be happy to help you list it with beautiful photos. An online presence that feeds to multiple sites is very important to getting the right buyer in the least amount of time. Making sure the information you want to share with the buying public is clear is the most important thing, so you only have showings to buyers that your home will be appropriate for.

This is a little off topic. But for financing purposes, make sure the guest house has all the permits if it was converted from a garage or built after the rest of the house. If you need more information, give me a call.

I agree with the other answers. List the home with the total bedrooms and baths. If you are listing it on MLS, then it would follow,that you have a Realtor. What does he or she say ??

Hi Investtucson,

I list it as a 4 BR 3 BA. I put the combined square feet in the MLS at the top of the listing. There are fields where I put the square feet of each house. In the marketing remarks, I explain how many BR and BA are in each house. I also pay FloorPlansFirst.com to create a floor plan showing room sizes and layout.

It really should be listed by the total bed and baths. A comment on the guest houses needs to be added for information. Pictures also help tell the story.

Yes! Your goal is to sell it, and get the best price. So it should be listed as many ways as possible so that it might appeal to more buyers. The more potential buyers, the faster the sale, and the higher price you receive.

It would be listed as total combined bedrooms and baths, as defined by what is considered a bedroom and bathroom by MLS standards. If you are asking a 3/2 main house with a separate 1/1 guest house, the combined would be listed as a 4/3. If you are not working with a local Realtor, strongly suggest you consider contacting one & start a relationship today.

There is a section in the MLS to input it properly as a house 3/2 with a detached guest house 1/1 and the square footages accordingly.
