Hi Joann

To determine a homes approx. value, I would need the location. Agents and appraisers view similar sold comparables by starting within the same subdivision (or immediate area) and if necessary expanding that area. Adjustments are made for varying features between the houses. With the ever changing real estate market in the area, only sales during the last six months are generally used as comparables.
