Hi Trulia Pro's! Curious what you think my home is worth today. 13017 N 48th Pl, Scottsdale AZ 85254.

Asked by John Furrow, Phoenix, AZ Wed Dec 19, 2012

I'm a Realtor in Oregon, been up here for 4 1/2 years and considering selling this property. What do you think? Values, trends, how is this area doing? Thanks for any input! John

Thanks for requesting help from me! My office is situated in Kierland (right near your home) and I know this area well. Over the market in Scottsdale is strong and we have seen appreciation in property values of 20-30% (depending on the subdivision) over the last 12 months. The market is busy this price range with strong showing activity--don't forget that December is one of the busiest months in the real estate business. Buyers are off work and have extra time to look at homes and visit open houses.

From my Trulia profile, you can see that I am a very experienced agent with many recommendations from my clients. You can view my profile by clicking on my photo to the right of my response here. Additionally, I have an extensive marketing program that utilizes technology, tried and true selling agent techniques, and good old fashioned hard work to sell your home for the most amount possible.

Here is a link with the most recent activity in the Greenbriar East subdivision. This will give you an idea of the price range that homes are fetching in the area.

Here is a second link with homes in the 85254 zip code, with 4 bedrooms, a pool, between 1800-2200 square feet, lot size of 12,501-35000 sq ft, and are traditional sales. Included in this list are homes that are actively listed for sale, are under contract, or have closed in the last several months. http://www.flexmls.com/cgi-bin/mainmenu.cgi?cmd=url+other/ru…

I would be happy to discuss that at length with you and develop a strategy to sell your home.

Looking forward to hearing from you soon!

Hi John,

I live right up the street from your home, I am on Pershing at 56th St. This area had a good upswing for several months of this year and things have somewhat leveled off. Inventory is very low in this area right now so prices are starting to go up again. I sold a home on larkspur that didn't appraise and the buyers came out of pocket to close anyway. I have another one also on Larkspur that I listed last Thursday that we pre-marketed for a week and then said we would not look at offers for 3 days. After an open house last Saturday (in the rain) we received multiple offers and went under contract for $5k over list ($349,900)

With the proper marketing approach and if there is no damage to the interior from the roof needing replacement, and the home is in "Fair Condition" I would list and market the home at $349,900. Most of our listings are closing at or above list. If there is a way for us to get into the home I would be happy to go and take a look and see if there is anything we could do to the home to make it more marketable or add value/return. We have a rehab crew that does all of our work.

Please feel free to contact me with any questions.

Ps: We would be happy to pay you a referral fee for the listing!

Hi John,

Your house is in "my neck of the wood"... I lived in the area since 1993.

85254 is a high demand location. As commented by other agents, the prices are on the rise and the houses in good standing sell within few days. Greenbrier Community between Cactus and Thunderbird sold anywhere from $150K - $350K in the last year. The good news is that only one house in your neighborhood is presently Active all others are either UCB or Pending priced between $215K - $335K. What would your house sell for, I will need to tour it and evaluate before I can give you a listing price.

I hope this help, I would be happy to meet with you at your convenience.

Hi John,

I live and work in this area! The homes are moving quickly. The last several homes I have sold have had contracts within a week. Most within a day or two.

As you know the zipcode is very desirable and the schools are great! People are looking for homes in this area and we have very few to show them.

The comparables suggest that your home should sell around $325,000. I looked at the photos in your old listings and the house looks very nice with some improvements. I would have to see the home in it's current condition to give you an exact amount to list it for. The roof could be an issue, but I would need to check.

I can be contacted at 480-246-4014 or dkoon@arizonabest.com.

Hi John,
The market is great right now for homes under $500,000. Home values have continued to go up.
If marketed aggressively you should be able to sell for a pretty good price. I work hard to get top dollar for my clients properties. I am also often referred by many to out of state agents that are interested in selling here. If you decide to sell I would be happy to provide you with references.
Email me and I will send you a complete market analysis for your home.
I look forward to hearing from you,

Tough to tell without walking the home and being able to tell condition. It looks like it has a nice lot, and 16k sqft lot is appealing to buyers in this area. The biggest concern is the comps are mostly single level. Over the last 6 months, in this subdivision, and similar sqft has sold on average at 143/ft which puts you right about 300k if all things are equal.

I have a several Buyers looking for something in the area. I could get you some sold "as-is" numbers in next few days with some access.

Email me or call me if you are interested.

Hi Mr. Furrow -
I see that you purchased the home in 2003 for $255K. Your tax assessed value is $196,800.
There is a home one street over that sold at $159/s.f. just a few months ago. Using this as a comp, would put your home around $334,800.

This is a quick look. I would want to do a more thorough look at upgrades, pool, lot size, etc.

If you would like to meet - I would be more than happy to put together a nice CMA which will show you all the homes in your area and what they sold for. We can also look at which homes in your area are for sale and how many days they have been on the market.

I would be ecstatic at the opportunity to help you sell your home ;-)

Simple, your home is worth whatever a buyer is willing to pay and whatever a seller is willing to accept in today's market. Without seeing your home, we can only GUESS or ESTIMATE the value.

The recent SOLD homes in your area are:

Hi John

Trends/prices are going up in our market and we have turned into a seller’s market. This is a great time to sell, below are the comparables that I pulled up click the link.

With that being said I believe your home is worth 290 (low end) – 325 (high end). Much will depend on the interior condition of the property, you have a huge lot that adds value and the location is excellent. Let me know if I can be of more help I can even visit the home to give you an exact estimate.

The comps in the neighborhood go from $290,00 to $350,000 depending on condition. Seeing that this house has a very large lot, you should be on the upper end. This is a very desirable area because of Horizon High School. It tends to sell pretty fast. Email me at awillaby@gmail.com and I will send you the comps.

Thank you

Hi John,
I've run some comps on the home, but it would depend on the condition of the rest of the home other than the roof. Email me at sarahblantonrealty@gmail.com and I can send you back some numbers. Look forward to helping you with this.
