Asked by Bill Austin, Austin, TX Mon Oct 15, 2012

I have a past client that needs to sell a home in N. SA, Bulverde at Blackhawk. Willing to price aggressively ($155K ~ Comps are at $159K). Is loosing money. Can not afford what they will have to sell at and pay full commission. Contact me only if you are interested.

Bill,
We spoke before. Is the seller not happy with the last agent or is this an old post?

To clarify:
"an extra $3,750 in my seller's pockets" refers to the average $150,000 San Antonio home.

Why wouldn't they price at $159k and save $4,000 there?
I would sell it for $159k (assuming my market analysis shows that is the actual market value) and take a full commission!
Let's make sure he doesn't lose any more money than needed right?
A 1% cut in commission only equates to a savings of $1,590 (at $159k).
My average list price to sale price ratio is 2.5% higher than the average San Antonio agent which equals an extra $3,750 in my seller's pockets, so if you really want to save this client more money, give me a call Bill.

p.s. I will, however give a performance guarantee that if I don't sell their house in 120 days or less, I'll pay them $1,200 at closing when it does sell.

Sincerely,
