Hello. I currently live in a 4 bed/2 bath bilevel in Northville, MI. There are 2 beds and 1 bath on each

level, all of which are pretty small. Can you tell me how it might affect the resale value on my house if I were to take down a wall, turn 2 bedrooms into one master bedroom and enlarge the bathroom, essentially making a master suite. Thinking of resale, would I be better off leaving as is with 4 beds and 2 baths, or would the master suite be more appealing? Thank you!

Although 4 bedrooms are a desireable commodity so is a large master suite, with that - enlarging the bath is good but don't make it so large that you forget a walk-in closet and linen closet possibly in the bathroom. Be selective with lighting sink, toilet, faucets and cabinets. You can find great buys that will make your bath turn into a spa and not compromise the size of the room. I say go for it, but before you knock down walls be sure you pull original plans. Some walls are load bearing. Get city engineer to look at it and pull proper permits.

A local real estate professional can help you make a decision based upon what's happening in your immediate subdivision. See what's selling before making a decision. Trulia will also have recent sale activity. Some will be sheriff auctions and might not be accurate.

The master suite would add more value than 4 small bedrooms. It is a great idea and will add some nice value to your house. Good luck with the renovations.

I think master suites are wonderful and extremely appealing. If you are going to the trouble of doing this, however, you should include a walk-in closet, jacuzzi tub, double sinks, modern stall shower, but you need to watch the cost especially if you are doing this for re-sale in this economy, there are a number of contractors out there who will provide good quality work, just make sure they are licensed and insured!
