Have prices stablized in Rhode Island (Jamestown)? Is now a good time to sell or perhaps wait a year or two??

Thank you for questions on Jamestown market. For the 1st 3 quarters, Jamestown has seen an increase in the number of sales by nearly 50%, currently at 63 year to date. The median average home price has increased by 4-5%. Homes close to the village are in strong demand by second home buyers, and those folks looking to downsize and be within walking distance to shops, and restaurants. Preparing your house for the market can be very beneficial. Todays buyers want turn key, or those that do not need immediate work. Time to refreshen up the paint, update the baths, and kitchen. What do you think will happen in a year or two if you wait? The only thing for sure is your house will be one or two years older and you will cost you another year or two of maintainance and repairs.

No one can predict with any certainty if values will go up or down. If the market improves, it's not going to blow up. It might improve slightly and increase at a slower rate taking years to get to our former height if it ever does. In the meantime, your home is getting older and costing more and more to maintain.

If your eventual goal is to sell, then enter the market now and be prepared to be compete. After all, buyers have plenty to chose from so give them an offering they can't refuse and be sure to choose a brokerage who is going to give you the most exposure on the internet, the best photos and a virtual tour because your potential buyer will surely be using the internet to search.

In certain areas they have stabilized... Most have in Jamestown. As a resident and Realtor in Jamestown myself, this is a good time to sell, we have a strong market demand and consistency with sales over the past year. It's very important to price your home accurately to sell. There quite a few buyers looking to buy here. Great location, nice community, many amentities, atmosphere, schools, etc.

Jamestown has been largely unaffected by the currrent market when comparing it to the rest of the state. While there is no question prices have dipped the lack of REO and short sale property in the area allows for pricing to be a bit more stable in the immediate area. Generally speaking, now is not a good time to sell. If you can and the number makes sense you should hold off at this point. While I would love the business I cannot tell anyone in good conscience to sell if they can afford to wait. That being said, a lot of the above can vary depending on the property itself. Complimetary valuations are available!
