Clearly you see the problem.
One can not hope to sell anything that is kept SECRET! Either you want to sell or you don't. Trying to straddle the fence is how folks get themselves into real painful predicaments.

As a real estate professional who appreciates your situation, I would offer you several options regarding the sale of your real estate. NONE of them include keeping your home a 'secret' and/or unavailable for buyer preview.
1. First look
2. Soft open
3. Launch
4. If necessary, and at the time of your choosing, MLS listing.

As real estate agents, especially in this slow market, advertising on the internet and word of mouth. Marketing your home can be expensive and not knowing the real estate laws could be scary in itself. A real estate agent is alway highly recommended.

Probably, you won't get offers. You can try to tell whoever you meet that you want offers but don't want to put it on the market and maybe they'll tell someone.... But you are also sending a message that you are fishing , hoping someone will be caught. And that you are not a motivated seller, not really willing to deal. That will turn off a great number of folks.

Now, there's another thing that might be going on here. Maybe you want to sell but only to certain people and you know that agents cannot discriminate, nor can you if you are advertising it yourself. You might tell agents that you are willing to pay them if they run across a particular type of person (or whatever) and hope that they will cooperate, trust that you really will pay them, will remember this months down the road, and want to deal with someone in this manner.

You're not going to have real good luck either way.

You have a variety of information in the answers below, but let me share with you that you may want to consider that third party negotiations net a Seller the most money. An experienced negotiator can more than make up whatever fee they will be paid by netting the Seller thousands more dollars.

Most unrepresented Sellers want to save the commission and that is why they sell themselves and I understand that logic. However, from the Buyer's perspective, they want to save the Realtor fees as well when they see a For Sale By Owner sign in the yard. It takes a savvy negotiator to bring the full market value of the property.

Perhaps you have had a bad experience with a real estate agent and you do not trust us to be honest and ethical. You should check the references of the agent should you decide you want professional representation and marketing and negotiation. There are many excellent agents in the Jacksonville market.

Perhaps you are a confident person and think you can do it just as well as an agent can. Statistically, over 80% of unrepresented Sellers choose to list their property with a professional after 3-4 weeks of trying to sell it themselves.

Hope this is helpful to you and gives you something to think about. If you know some real estate people, you can tell them about your property and perhaps they will bring a Buyer.

You are a for sale by owner and even you need to market your property. You cannot get offers unless people know your product is for sale. when you put your property for sale it is not your home anymore, it is a product. With you having 4 acres is it likely that someone will drive by and know you are for sale? I understand wanting to try to sell the home yourself, I am sure you have your reasons. Many people want to try it out.
It is all about the internet and how to attract buyers looking for a home like yours. creating blogs and a website so buyers have a place to look freely so they can decide what they want. you need to create a buzz about your property by Blogs, craigslist, networking, videos, virtual tours, tons of great professional pictures, a description that will be SEO friendly and invite the buyer's into your home. You will need to be available on the buyer's time. In an era where buyer's have a "can i see it now?" mentality you need to be available. Not to mention you need to be priced right. Open houses are good, but you need to market it with signs at least 20 driving traffic to your home. No one likes a salesy salesperson. Buyers will also need a way to contact you. You will need to pre qualify the buyers.
Real Estate is time consuming, requires knowledge of legally binding contracts and negotiating. Hopefully I have given you some ideas of how to advertise your home. Best of Luck

You should hire a real estate broker who handles such transactions and let them solicit offers off the market. If you get a good broker, you should still be able to get offers close to the market price.

So you want a realtor to bring you an offer without listing it. It really doesn't work well that way. For you.
We first show our listings, then our company listings, then those in the MLS and then maybe FSBOs.
Doesn't sound good for you.
Can you arrange a loan?
Can you show the buyers home if he needs to sell it first?
How many inspectors do you know?
Insurance agents?
Movers?
