Has anyone seen success from marketing their listings on craigs list?

We have had good response from marketing homes on Craig's List--which was probabaly one of our greatest marketing surprises in 2006. Craig's List has certainly unsettled the newspapers....

Check the question that Jim Cavoto asked about why his hundreds of Craigslist ads were being flagged, and see his responses. Craigslist is very clear in their guidelines about posting ONE ad, once a day, posting locally for ONE thing, etc. to avoid realtors who are spammers. It is very tempting I think for realtors to use this service (and cheater software to bypass the regulations if they are truly dishonest) and save more of their commission for themselves instead of investing it in the actual marketing they are hired to do. Craigslist is very clear it is meant to be a small-town, grass-roots, local private classifieds run by one man as a free service, from one person to the next, not a commercial free-for-all.

By all means, post an ad on Craigslist, but thoroughly read their 'Terms of Use' and the sections wherein they specifically target realtors as being particularly problematic in this area. Unfortunately in the real estate business, If you want to make money, you have to spend money.

That's all there is to it.

My seller's agent told me a lot of visitors to our open homes found it through craigslist. I think our buyers may have been in that pool, too!

My experience has been that about 10% of my responses come from Craigslist, particularly for new listings and open houses. The addition of http://housingmaps.com has been a big help so buyers can actualy FIND a listing in a geographic somewhat easily.

Last year I had a verifiable sale via Craigslist - the buyer called me directly, and the home was competing with several other properties in the same neighborhood. Craigslist brings a lot of buyers and agents to the property pages on my website, maybe more than Realtor.com showcase. (Thanks Craig!)
