There are stratgeies for selling property:
1. Wholesale - an investor that may buy and hold, or buy and flip. They pay 10-20% below retail. They can usually close in less than 30 days.
2. Retail - what a knowledgeable buyer would pay
3. Your price - based on the time you have, the resources(to make cosmetic repairs, for example) and your motivation.
I do not recommend a wholesale avenue until you discuss your case with a Realtor. If you cannot find one let me know.
