I would be a little weary of anything above cost of living increases in value. There is a tremendous amount of land in the immediate area and Reedy Fork will be a constant competitor for the next decade or two. Visit Open Houses and monitor sales via CJAHomes.com to keep your finger on the market. Landscpaping projects that you undertake now will bare fruit in years to come. There is a good nursery just up hwy 29 from you. Find about about native and drought resistant species.

Elizabeth is correct in the appreciation rate for that area. Of course we can not predict the future only give you past trends and answer any questions on future developments and projects near you as they come to light. Yes Reedy Fork is a still new community and will be growing for years to come. While it is competition if you decided to sell in Covington it is also bringing buyers attention to the area as well as new shopping, and other atributes to improve the area. So while Reedy Fork is competition it is also a possible aid in helping the area as a whole.

It seems you will have a steady appreciation at approx. 3-5% per year. In the last 6 months there have been about 4 sales in Covington.
