This is one of the many models for selling houses that has been created since the internet came into play. They are a fee for service Realtor. They are a brokerage like all the rest but they offer you the opportunity to do most of the work yourself and save yourself some money.
If you are able to advise yourself on preparing the property to compete on the open market, want to take the phone calls and make all the appointments to show, listen to the opinions of the prospective buyers, counter their objections into a positives light, sell the location, sell the school district, know how to answer questions about fair housing laws, loans, crime in the area and can negotiate the highest and best price for the property yourself, then it might work for you to use a fee for service method of selling the most expensive, highest worth asset most of us will ever sell.

In my opinion, the entire for sale by owner (FSBO) real estate model is similar to any other type of investment. If you are willing to do more work yourself, the end result should be more in your favor. Having to contact potential buyers and work hard as a seller should be expected regardless of the website that you list your property on.

As Eric Mangan stated, not all FSBO websites are created equal. Doing a little up front research to ensure you are getting the best overall value for your effort will be well worth the time.

Please keep in mind that, as a FSBO seller or FSBO buyer, you'll do better by using ( While there are many FSBO websites out there, this one gets the most online traffic of them all. Data from website information services have found that gets nearly 3 times the amount of traffic as its next closest competitor, and gets more traffic than the websites of real estate brokerage companies like Prudential Properties, Keller Williams, ERA Real Estate and GMAC Real Estate.

Thanks for all your help. I am interested in saving most of the commission because it is a fairly new home, and I have only lived there a year. I have to relocate for my fiancee.

Why don't you look at the website and call some of the homeowners who have homes listed?
I did that...I learned a lot.

Joe, the only experience I have with that site is the fact that 2 of my clients originally listed their homes with this site, but ended up listing the properties with me. The properties sold for $275K and $330K respectively. Both of my clients stated that they didn't like the lack of response from potential buyers. In my estimation, nothing replaces the services of a Realtor. (Of course, I'm biased!)
