Fees to sell properties, Stone Mountain, Georgia

Asked by Annabelle Lloyd-Roberts, Stone Mountain, GA Sat Apr 20, 2013

I am a Uk investor with 3 properties in Stone Mountain I am considering selling. They have a value of circa $65,000 each. They are managed by MHS. I found that MHS fees are too high to consider selling through them. Could you let me know the kind of costs I would incur if I use a local agent to sell?

Annabelle,

I am a broker that represents buyers seller and investors. I am also managing member of 50+ overseas investor LLCs. One of my LLC's would probably make and offer and pay my fees. Please send me the addresses, rental rates and lease terms and repairs that have been completed. I will drive by the properties and let you know what level of interest and price there is within 48 hours.

For properties below $90000, I provide complete services for $6000.

I sold a $4500.00 short sale last year and that's what my client paid. I split 50/50 with the Buyer's broker, so yes, each agent earned $3000.00.

If someone out there is willing to work for less, and you think you can trust them from all the way across the pond to be a high level fiduciary, then yes there are plenty of agents who will work for less than $2000.00 commission on a $65K sale.

If I sell all three properties then I need to earn $3000 each, per listing side and I need to offer $3000 to the buyer's agent.

My team and I will get the job done for you; we earn our keep.

For the Atlanta re-sale market, the typical paid is 6-7% of the selling price. Each side would then typically split it 50/50.

If you're asking about a "typical" commission to List, Market and Sell a house, Annabelle Lloyd Roberts, it depends on each Broker's plan. Some will ask for a "full" commission of around 7%-3.5 per side-while others will allow their Agent to make that call, which can be as low as 3 points for the Selling Broker and a pre-set fee for the Listing Broker. Consider talking to a few Agents/Brokers and negotiate what you are comfortable providing based on the properties marketability. Please call, text or email if we can provide further assistance. Good Luck!
