Does anyone need photos (Curb appeal)?

I think we all understand your circumstances better. Based on what you have shared I think that you should know that according to survey's conducted annually by the National Association of Realtors the buyer that purchases a home is brought by an agent over 90% of the time.

Given your situation it would seem that excluding 90% of the buying prospects is not in your best interests. I encourage you to consider all options in the sale of your home, including interviewing Realtors that can help you get the job done.

As others have stated from digging deeper, if you're willing to accept anything over $275K, then you need to price the home near that to get it sold!

I agree with Keith as well. The problem may not even be your price, but simply a lack of exposure.
