Does anyone have investors looking for partial complete homes in the Sarasota Florida area?

I have several homes that are 75-80% complete under 80,000.

A 203KS doesn't allow structural type repairs but a regular 203K would.

Also contact Habitat for Humanity. It's my understanding they are doing rehabs rather than starting from the ground up because it makes more economic sense.

Alma is correct, but a 203K is mainly cosmetic or repair oriented. There are not many lenders that are reno certified to do a 203K, plus conventional reno's and full FHA reno's. Mauri Greenberg is my partner and can do all of those. That will enable the remaining 20% of construction needed to include load-bearing walls as well. In addition, you can construct even a pool, which is impossible to get after doing an FHA loan and having no equity to pull from. It's a great pitch for listing and open houses to change buyers mind sets on cosmetically challenged properties. Give me a shout if we can help :o)

Hi Barry,

Have you considered advertising them to FHA buyers with a 203K or if it's less than $35k to finish a 203K Streamline. They can buy it with 3.5% down and a 203KS is fairly easy.
