Does anyone have any statistics about re-sale value or demand for homes with a pool vs. without a pool in the Virginia Beach area (zip 23454)?

Asked by Steven M, Virginia Beach, VA Mon Aug 29, 2011

We currently live in Virginia Beach (23454) and have an inground pool that is due for a new liner. We are having 2nd thoughts about keeping it. Does anyone have any facts about re-sale value for homes with or without a pool. Is there a demand for homes with a pool? Current house value $440-460K. Do you see more buyers looking for a house with a pool or without a pool in this price range?

Steven M ~ in-ground pool can add value but if specific to the neighborhood. For instance if other homes in the neighborhood commonly have a pool and your home does not an appraiser may deduct value for that. The flip side is if it isn't common to that neighborhood than it could be little value or neutral. How it is improved can impact the value. A local agent could certainly run comps for the neighborhoods you are researches and give you SOLD comparables with and w/o pools. That will give you a more specific answer

Steven a pool can be a plus or a minus as I am sure you can imagine, depending on who the interested parties of your home are. Would be glad to discuss this in depth with you if help is still need. Thanks
