Id recommend you either list yourself with a discount broker and represent and show the place your self or pick someone who specializes in seller representation and property marketing. Will the agent advertise? What placement do you get with them on the Internet? Are you taking professional pictures or just pictures on the camera/phone? How often where there be an open house? What dedicated newspaper ads do you get? The more ou get a clear knowledge of what you are getting the better

FYI - if you don't have a listing agent SOME buyer agent would have to take both sides of transaction listing / buyers agent due to e & o insurance and broker agreement. If you sell a property you must know the state statues sells of any property residential or commercial OR you could be sued
