Our concerns for sellers who offer FSBO, ... the State has laws of selling a property if a seller must follow the laws. If you are trying to save money on a listing there are flat fee listing agents you are covered under their e & o insurance.

Trulia listings are restricted to realtors only however there are some great website FSBO

BTW--When you list with the FSBO sites, use the option to list in the MLS through a flat fee brokerage, and pay for the signs from the FSBO site and epropertysites.com.

Sure, but it would not make much sense for you. You are making a mistake going FSBO, but that's your decision. I suggest therefore that you create your own Web site, and then list your home on the two top FSBO sites.

Create a site for you home at: http://www.epropertysites.com/

Then list it on the FSBO sites with a link to your site.

NO NO NO Ritchy - even though this is a VERY old quesiton from 2008, I had to jump in because your "advice" is absolutely wrong!

FSBO's cannot list on trulia.

Only agent listed homes may be posted here!!!!!!!

Yes, you absolutely can. Create an account and claim your home. You should then be able to list t for sale. Contact a realtor for more assistance.

Craigslist can be good if you don't mind nuisance calls.

Why use a Realtor instead of going it alone or going with a discount brokerage?

A full-service Realtor throws out a larger net. The discount broker is going to do just enough to service your account. Unless you have the time, you won't match the resources a Realtor has at their disposal. Some of Realtors have worked years building a network of prospective buyers and sellers. The agent's individual influence is important.

If you could see what we see when we study a neighborhood, you would wonder why people go it alone. I come across plenty of properties that were obviously priced with no perception of what was going on in the market. The FSBO either prices too high or too low.

Talk with a local Realtor. It can't hurt.

The Boulder Market is hot right now; however, most buyers will search the MLS for their properties, so working with an agent will help you move your home faster. I am currently offering a special on lowered commissions for sellers. Please contact me at 720-201-6783 if you are interested in more information. I'm low-pressure, so please feel free to call without obligation.

Have you interviewed about 3 agents to see if you can be comfortable that one is worth the fee? I don't keep all the exact stats about how many homes are sold FSBO but it's something like only 10% of homes sold are done without an agent. Some agents are willing to have a variable fee, that is, if you bring the buyer you get a break on the commission. Yes, some people are lucky and do succeed on their own. But most give up after a few weeks and then call an agent. I would do open houses for you, and would discuss other ways to help you as a FSBO if you give me a call. There is a lot more to be said on this topic, but less said on a website is easier to read!

Please feel free to send basic information about your home to me and I will place your listing on my website for FSBOs in Boulder County. The website is fairly new, but we are getting some nice participation. I will come out and take a photo or your home for the site, which is at: http://www.yourfizzbo.com.

Let me know if I can be of help.

Kind regards,
Ron Rovtar

Ignore realtors 'overconcern' about you listing FSBO. In this market list on as many no-cost FSBO sites that you can find going through them one by one on a search. It is not worth paying a fee to list, it won't make a difference in getting interest in your property. Price your property all the way down, rock-bottom, now, not next year, not next month, not this winter. I am doing this. Don't take a beating and have to short sale your property, stand on your feet, have determination.
