Can I consider moving now or should I wait?

Hello, I'm considering relocating to the Charlotte area if all possible. I've recently been laid off from my job. I'm not as concerned about finding a job in the Charlotte area as I am selling my home. I have only been here about two years and I really haven't make a lot of the improvements I was planning on making. I live in High Point, NC and the house is still in good condition. A couple of slight modifications would really bring it out, but should I even consider moving with the market the way it right now? Can someone help me with trying to decide whether a home in High Point in a fairly good neighborhood would sale in a market like the one we're dealing with today. Thank you.

My point of view would be that if you move without a new job, then you mayl not be qualified to buy a new home, particularly with the tighter lending guidelines.
So if moving is really important, I would look into perhaps renting out your home.
I agree with Sylvia, discussing your situation with a local Realtor is the best next step. Discuss with them your plans and see what makes sense. Being a landlord is not a bad thing!

The move to Charlotte could be a positive for your career opportunities as it is one of, if not the best area in the Southern US for jobs. That also means real estate will be a good market to invest in. Right now Charlotte has a very good appreciation.

With that said, High Point would hate to lose you but you must do what is best for you and your family. The real estate market in High Point is good also, despite the doom and gloom you hear on the news. You didn't mention what types of upgrades/repairs need to be made to your home but the ones that impact your sales price the most are Kitchen remodels and Bathroom rmodels. These will typically net close to 100% return, maybe more depending on the condition of the rest of home.

A viable alternative to repairs is to offer a home warranty which is very affordable. Also, have a pre-listing home inspection and take care of the minor things that will come up anyway. Inspectors will cut you a break sometimes on a pre-listing inspection. I could give you a thousand reasons to sell now and move. Charlotte has a viable job market.

Even though the NC housing market is a little slow, you will get your home sold at the right price. What that means to you on the purchasing side is, you can purchase more home for less dollars.

So, advice.... screen several agents for listing your home (it's not always about the commission). Find out what the know about your area, their track record, what they will do that other agents will not to get your home sold. If you want, I can refer you to a top notch agent.

Be willing and go forth with repairs and spruce ups... it will pay off in time and money.

Well I am a Triad area broker. Of course without knowing more specifics I can't give a specific response but, the homes in the High Point area do not usually stay on market for an extended period of time. As far as the triad as a whole the average days on market last year were 87 which was down from the year before. Also the average price of our homes has gone up according the the TriadMLS. So if you like we can take a closer look at the situation and give you some specfics as far as your home and neighborhood. Hi Thinking:

I can't really help you with High Point because that's not where I am.

However, a good thing about being laid off from the job (Both my husband and I had that experience once in our life, a very stressful situation, but there are bright spots) is that you will have time to do the kind of improvement you are thinking about.

A lot of things that you can do to improve your property for sale are probably cosmetics, painting, tiling, change counter tops, adding crown molding, etc. Those are the kind of things you might be able to do if budget is an issue due to lay off or hire somebody to do but you will have time to plan and supervise now.

Whatever the Realtor in your area says about the market, start doing this will allow you to move when the time comes. In the mean time, I am sure you will be able to enjoy your house so much more.
