Just a quick note on the appraisal, it may not appraise for the same this year as the last year so you may want to do a pre-listing appraisal or just have your agent pull the comps for the neighborhood, price accordingly and worry about the appraisal when you get a buyer. The appraisal will be the buyers responsibilty but more and more sellers seem to be doing it in the beginning, It's a Negotiating Strategy. The other reason clients do a pre-listing appraisal is if there are no recent comps to pull in the neighborhood, It helps price the home more effectively in the beginning.
It's your choice either way and a good agent will help you make these kind of decision.
