Are townhomes harder to sell than detached homes in the DC area?

I am looking for a home in Northern VA, DC area. I see there are many townhomes available, much more thandetached homes. Is that because townhomes are more difficult to resell? We plan to only live in the area 4-6 years and we need to purchase a home that is more likely to sell quickly.

Tsh - there are simply more townhomes than single family homes... and people who buy townhomes are, like yourself, planning to be there for only a few years, so we see more turnover. The people who live in a home forever very often are focused on single family homes, if their budget allows. In general, because townhomes are more affordable than most SF homes, I personally think they sell faster... but that is a very general answer and not fully reflective of all situations.

I had a homebuyer once that had that same concern so I put together an excel spreadsheet comparing detached homes and townhomes. What I found was that there wasn't much of a difference as far as being able to re-sell between one and the other. The fact of the matter is that for the right price anything will sell. So what you really need to ask yourself is what type of home will retain its value better. What will make a difference in that respect is not ill not whether it is a townhome or detached home--but whether curb appeal and the interior appeals to the majority of buyers. Certain floor plans sell better than others. For example a 3bd, 2 bath townhome will sell a lot quicker than 3bd, 1 bath townhome. Have your Realtor give you an idea of what types of townhomes or what types of SFH will better retain their value overtime.

It could be there are just more townhomes on the market than SFH in the area you are looking or in the price range you are looking in. If you would like me to research the area and give you my opinion I would be happy to do that. I am licensed in DC, MD, and VA.

It's really your preference and the condition you keep your home. Well kept Townhomes sell just as fast as single family homes. If you plan on staying in the area for 4-6 years your house should appreciate before you are ready to move, especially if you get a good enough deal.
